Default having been made in the terms, conditions, provisions and payments made and provided for in a Deed of Trust dated November 16, 2023, executed by Nicholas Lee Hoffman, unmarried, and Tobias Whitaker and Dorothy May Whitaker, a married couple, to Anthony R. Steele of Knox County, Tennessee, Trustee, and recorded in Book 737, Page 465 in the Register's Office for Carroll County, Tennessee, to secure the indebtedness therein described to Vanderbilt Mortgage and Finance, Inc., and the entire indebtedness having been called due and payable as provided in said deed of trust, and said payment not having been made, and the lawful owner and holder of said indebtedness having appointed the undersigned, David G. Mangum, as substitute trustee by written instrument dated July 10, 2025, recorded in Book 756, Page 96, in the above mentioned Register's Office, notice is hereby given that I, the undersigned substitute trustee, or my designated agent, under the power and authority vested in me by said deed of trust, and having been requested to do so by the lawful owner and holder of said debt, will on Saturday, August 23, 2025 at 11:00 am at the East door of the Carroll County Courthouse located at 99 Court Square, Huntingdon, TN 38344, sell at public outcry to the highest and best bidder for cash, free from the equity of redemption, homestead and dower, and all other exemptions and rights of every kind, all of which are expressly waived in said deed of trust, the following described tract or parcel of land more particularly described as follows, to-wit:
A parcel of real e state lying and being situated in the 2nd Civil District of Carroll County, Tennessee on the Northeast side of Republican Grove Road and being more particularly described as follows with bearings based on grid north (NAD 83(TN4100)):
BEGINNING at an iron pin (1/2” x 18”) with identification cap #2657 (typical of all iron pins set) set in the north margin (25.00 feet from center) of Republican Grove Road at the southeast corner of Argo (DB 410 Page 589), said point being the most southerly southwest corner of Williams and Hancock (DB 399, Page 92) of which the herein described tract is a portion of; runs thence north 08 degrees 30 minutes 01 seconds east with Argo’s east line, passing through a corner post at 1.48 feet, and continuing with said line and remnants of a wire fence for a total distance of 383.40 feet to an iron pin found with corner post witness; runs thence north 73 degrees 31 minutes 36 seconds west with Argo’s north line and remnants of a wire fence 188.77 feet to a corner post in the east line of Rudd (DB 341, Page 768), said point being the northeast corner of Argo and the most westerly southwest corner of the herein described tract; runs thence north 03 degrees 12 minutes 34 seconds east with the east line of Rudd and remnants of a wire fence 191.92 feet to an iron pin set at the northwest corner of the herein described tract; runs thence the following two new courses through the Williams and Hancock property; thence south 68 degrees 58 minutes 46 seconds east 503.47 feet to an iron pin set; thence south 23 degrees 33 minutes 16 seconds west, 25.00 feet west of and parallel to Williams and Hancock’s east line; 574.86 feet to an iron pin set in the aforementioned margin of Republican Grove Road; runs thence the following two courses with said margin; thence north 57 degrees 13 minutes 22 seconds west 75.61 feet to a point; thence north 56 degrees 09 minutes 10 seconds west 75.93 feet to the point of beginning, containing 3.623 acres more or less as surveyed by Dodd Surveying, RLS #2657 and shown on plat of survey dated September 10, 2023 and being subject to any rights-of-way, easements, or restrictions of record that may exist.
The above-described real property includes as an improvement to the land set forth herein a manufactured housing unit permanently affixed thereto, being VIN and/or Serial No.: CAP040580TNABAC.
