NOTICE OF SALE OF REAL ESTATE

WHEREAS, by Deed of Trust dated March 29, 2024, recorded in the Register's Office of Carroll County, Tennessee, in Book T740, Page 996 ("Trust Deed"), Matthew T. Weathers and Nancy A. Weathers conveyed to Investors Title Insurance Company, Trustee, the real estate therein described, to secure the payment of certain indebtedness therein described; and

WHEREAS, default has been made in the payment of the indebtedness secured by the Trust Deed, and FirstBank, the lawful holder of the indebtedness, has declared the entire balance due and payable; and

WHEREAS, Adam C. Crider was appointed Successor Trustee by instrument appearing of record in Book T755, Page 257 in the Register's Office of Carroll County, Tennessee.

NOW, THEREFORE, notice is hereby given that on Monday, July 21, 2025, at 9:00 a.m., at the main door of the Courthouse in Huntingdon, Carroll County, Tennessee, I will sell to the last, highest and best bidder for cash and in bar of appraisement, homestead, exemption, and curtesy and dower rights, equity of redemption, statutory right of redemption, all of which were expressly waived in the Trust Deed, the following real estate, lying and being in Carroll County, Tennessee, and more particularly described as follows:

The property described on Deed of Trust of record in Book T740 Page 996, in the Register's Office of Carroll County, Tennessee.

No opinion is rendered by the Successor Trustee as to the accuracy of the legal description.

The street address of the property is 141 Weathers Road, Huntingdon, Tennessee and the property is shown as Map 62 Parcel 114.00 in the Carroll County Tax Assessor's Office.

Said property will be sold by me as Successor Trustee only and subject to any unpaid taxes and assessments and all valid restrictions, covenants or easements, if any, of record on said property, and subject to any and all other liens having priority over the Trust Deed. The Successor Trustee reserves the right to make oral announcements at the time of the public sale which shall apply to the terms of the sale. The Successor Trustee may postpone any sale hereunder to another time or place by so announcing to all present at the time and place of the sale scheduled herein, without the necessity of any further notice whatsoever. The Successor Trustee reserves the right to sell the tracts together or in separate parcels and in such manner or order deemed appropriate by the Successor Trustee.

Pursuant to Section 2.08(d) of the town’s charter, public notice is hereby given of the adoption of the following ordinances and resolutions:

Ordinance No. 638, an ordinance to amend Ordinance No. 628, same being the General Fund, Drug Fund, Solid Waste Collection fund, DCPA Special Projects Fund, and Utility Fund Budgets of the Town of Huntingdon, Tennessee, for Fiscal Year 2025 (FY-025) (1 Jul 024 – 30 Jun 025) to provide for the routine fiscal year-end review and amendments.

Ordinance No. 639, an ordinance to adopt and approve the General Fund, Drug Fund, Solid Waste Collection fund, DCPA Special Projects Fund, and Utility Fund Budgets of the Town of Huntingdon, Tennessee, for Fiscal Year 2026 (FY-026) (1 Jul 025 – 30 Jun 026).

Ordinance No. 640, an ordinance to amend Title 18, Water & Sewers of the Huntingdon Municipal Code as set forth in Ordinance No. 629, Chapter 1, Water, Amending Section 18-113, Schedule of Rates; Title 18, Chapter 2, Wastewater Collection and Treatment Systems; Amending Section 18-209, Recovery of Cost (2) Sewer service charges; and Automatic adjust of rate to reflect cost of living.

Ordinance No. 641, an ordinance amending Title 18, Water & Sewers of the Huntingdon Municipal Code, Chapter 3, Extension of Sewer Services Outside Corporate Limits, Section 18-306, Establishing Policies for Outside Corporate Limit Sewer Customers.

Copies of these documents are on file in the Office of the Town Recorder in the Huntingdon Municipal Building where they are available for public inspection during office hours. Copies can be obtained for a nominal sum.
