Sale at public auction will be on January 16, 2025, at or about 2:00 PM, local time, at the east courthouse door of the Carroll County Courthouse, 99 Court Square, Huntingdon, TN 38344, pursuant to the Deed of Trust executed by William Roy Ninness JR and Kristen Ninness, husband and wife, to Megan K. Trott, as Trustee for Mortgage Electronic Registration Systems, Inc., solely as nominee for Traditional Home Mortgage Inc. dated May 19, 2017, and recorded on May 24, 2017, in Book 661, Page 178, Instrument No. 168910, in the Register's Office for Carroll County, Tennessee (“Deed of Trust”), conducted by Padgett Law Group, having been appointed Substitute Trustee, all of record in the Carroll County Register's Office. Default in the performance of the covenants, terms, and conditions of said Deed of Trust has been made; and the entire indebtedness has been declared due and payable.

TRACT NO. 1: A certain tract or parcel of land lying and being situated in the 11th Civil District of Carroll County, Tennessee, located at 3310 Northwood Drive and more particularly described as follows:
BEGINNING at a point in the south right-of-way of Northwood Drive (50.0 feet wide), said point being the northwest corner of the John and Peggy Cobb property (DB 95, PG 481), and being the northeast corner of the herein described tract; thence South 25° 28’ 04” East along the John and Peggy Cobb west line and along a fence for part of the way, passing a found iron pin at 8.50 feet and continuing for a total distance of 398.42 feet to a fence corner as corner in the north right-of-way of the CSX Railroad property; thence South 59° 44’ 32” West along said right-of-way, 154.88 feet to a found iron pin at a fence corner; thence North 24° 53’ 47” West along the John Cobb property (DB 245, PG 607), passing a found iron pin at 404.34 feet and continuing for a total distance of 409.84 feet to the south right-of-way of Northwood Drive; thence North 63° 56’ 40” East along said right-of-way, 150.26 feet to the point of beginning and containing 1.414 acres.

TRACT No. 2: BEGINNING at a point on the south right-of-way of Northwood Drive (50.0 feet wide), said point being the northwest corner of the Jerry W. Cobb et ux. Debra P. Cobb property (DB 248, PG 486) and the northeast corner of the herein conveyed tract; thence South 24° 53’ 47” East, 409.84 feet along the west line of the Cobb property to a point, being the southwest corner of the Cobb tract and the southeast corner of the tract conveyed herein; thence South 59° 44’ 32” West, 80 feet to a point in the south line of the Jerry Cobb tract (DB 287, PG 292), from which this tract is being carved and the southwest corner of this tract; thence North 24° 53’ 47” West along a new divisional line of the Jerry Cobb tract, 415.71 feet to a point on the south margin of Northwood Drive, being the northwest corner of the tract herein conveyed; thence North 63° 56’ 40” East, 80 feet along the south margin of Northwood Drive to the point of beginning, containing 0.756 acre.
