NOTICE OF SUBSTITUTE
TRUSTEE’S SALE OF REAL ESTATE
WHEREAS, on April 14, 2025, CACHENGO, INC., by a Deed of Trust of record in Trust Deed Book 752, at Page 795, in the Register’s Office of Carroll County, Tennessee, conveyed the following described property in trust to secure the payment of a Promissory Note in the original principal amount of Six Hundred Eighty Thousand and 00/100 ($680,000.00) Dollars, payable to SETH BENNETT PROPERTIES LLC AND BEAVER CREEK MANAGEMENT GROUP, LLC; and
WHEREAS, the undersigned was appointed Substitute Trustee by SETH BENNETT PROPERTIES LLC AND BEAVER CREEK MANAGEMENT GROUP, LLC, the legal owners and holders of the said Note, by an appointment dated August 19, 2026, and of record in Trust Deed Book 772, at Page 957, in the Register’s Office of Carroll County, Tennessee; and
WHEREAS, default has been made in the payment of said indebtedness and other provisions of the Deed of Trust have been violated, and SETH BENNETT PROPERTIES LLC AND BEAVER CREEK MANAGEMENT GROUP, LLC, the lawful owners and holders of the said indebtedness, have declared the entire amount due and payable as provided by the Deed of Trust in accordance with the terms thereof, and instructed the undersigned to foreclose.
NOW, THEREFORE, the public is hereby notified that the undersigned Substitute Trustee will sell the hereinafter described real estate at public auction, to the highest and best bidder, for cash in hand paid in certified funds paid at the conclusion of the sale, or upon a credit bid from a bank or other lending entity pre-approved by the Substitute Trustee, or upon electronic or other guaranteed payment arrangements pre-approved by the Substitute Trustee. The auction shall occur at the East door of the Courthouse at Huntingdon, Carroll County, Tennessee, on Tuesday, September 29, 2026, at 12:00 o’clock noon, said property to be sold in bar of the equity of redemption and subject to the lien of all special assessments against it.
Lying, and being situate in the City of Huntingdon, 11th Civil District of Carroll County, Tennessee, bounded and described as follows; to-wit:

That parcel located about 2 miles East of Huntingdon, Tennessee, on the North side of U.S. Highway 70, and being more particularly described as follows:
BEGINNING on a set railroad spike in the center of Mount Pleasant Church Road (paved county road, 50' R/W), said spike being located 50 feet North of the centerline of U.S. Highway 70, and being the Southeast corner of this tract;
Thence with the Northern margin of U.S. Highway 70, South 86 degrees 21 minutes 20 seconds West, passing a set iron pin at 25.06 feet, a total distance of 345.00 feet to a set iron pin at the Southeast corner of a tract in the name of David P. Foster (DB 241, PG 181);
Thence with the Eastern line of said tract, two courses as follows: North 25 degrees 38 minutes 08 seconds West a distance of 162.00 feet to a set iron pin;
Thence North 14 degrees 38 minutes 08 seconds West a distance of 162.45 feet to a set iron pin in the apparent South property line of the L and N Railroad (50' from centerline);
Thence with the Southern property line of the L and N Railroad, North 62 degrees 41 minutes 28 seconds East, passing a set iron pin at 497.04 feet, a total distance of 565.13 feet to a set railroad spike in the center of Mount Pleasant Church Road;
Thence with the center of said road, five (5) courses:
South 44 degrees 02 minutes 00 seconds West a distance of 49.76 feet;
Thence South 26 degrees 07 minutes 02 seconds West a distance of 40.00 feet;
Thence South 09 degrees 15 minutes 01 second West a distance of 50.00 feet;
Thence South 04 degrees 19 minutes 53 seconds East a distance of 160.00 feet;
Thence South 00 degrees 19 minutes 01 second East a distance of 260.00 feet to the beginning, containing 3.96 acres, including the right-of-way of Mount Pleasant Church Road, or 3.65 acres excluding said road, Together with improvements.

That certain parcel located about 2 miles East of Huntingdon, Tennessee, on the North side of U.S. Highway 70, and being more particularly described as follows:
BEGINNING on a set iron pin located South 86 degrees 21 minutes 20 seconds West a distance of 345.00 feet from a set railroad spike in the center of Mount Pleasant Church Road (a paved county road), said iron pin also being located 50 feet North of the centerline of U.S. Highway 70, being the Southwest corner of a tract in the name of Joseph Daniel Foster (DB 240, PG 242), and being the Southeast corner of this tract;
Thence with the Northern margin of U.S. Highway 70, South 86 degrees 21 minutes 52 seconds West a distance of 148.25 feet to a set iron pin at an agreed corner with another tract belonging to David P. Foster (DB 273, PG 258);
Thence with an agreed line, North 18 degrees 56 minutes 13 seconds West a distance of 263.71 feet to set iron pin in the apparent Southern property line of the L and N Railroad (50' from the centerline);
Thence with the apparent Southern property line of the L and N Railroad, North 62 degrees 41 minutes 28 seconds East a distance of 137.75 feet to a set iron pin at the Northwest corner of the above mentioned Joseph Daniel Foster tract;
Thence with the Western line of said tract, two courses: South 14 degrees 38 minutes 08 seconds East a distance of 162.45 feet to a set iron pin;
Thence South 25 degrees 38 minutes 08 seconds East a distance of 162.00 feet to the beginning, containing 0.88 acres. Together with improvements.

BEGINNING on a set iron pin (RLS 1140) in the North right of way margin of U.S. Hwy 70 (State Route 1) at the intersection of the East right of way margin of State Hwy 219 (Rosser road), said pin located 50 ft. at right angles from the center of the pavement of U.S. Hwy 70 and 25 ft. at right angles from the center of the pavement of Hwy 219 (Rosser Road) and being the beginning Southwest corner of the 1.19 acre tract herein described; thence with the North right of way margin of U.S. Hwy 70 (State Route 1) (100 ft. right of way) North 85 deg., 45 min., 25 sec., East 75.94 ft. and North 86 deg., 29 min., 40 sec., East 195.00 ft. to a found iron pin, said pin being the Southwest corner of a lot owned by Crop Production Services, Inc. (Deed Book 337, Page 397), said pin being the Southeast corner of the tract herein described and being an agreed corner as referenced in Deed Book 337, Page 397, and documented on Page 400; thence with the West boundary line of the Crop Production Services, Inc. property being an agreed line as referenced in Deed Book 337, Page 397 and documented on Page 400, North 18 deg., 56 min., 13 sec., West 263.71 ft. to a found iron pin in the apparent South right of way margin of the L & N – CSX Railroad (No Charter documents found), said pin being the Northwest corner of the Crop Production Services, Inc. property as surveyed on April 11, 1996 by Surveyor Denny A. Bush RLS 1577, the Northeast corner of the tract herein described and located 50 ft. South of the center of the railroad tracts; thence with the apparent South right of way margin of the L & N – CSX railroad (100 ft. wide apparent right of way) South 62 deg., 38 min., 20 sec., West 227.48 ft. to a set iron pin (RLS 1140) at the intersection with the East right of way margin of Hwy 219 (Rosser road), said pin being the Northwest corner of the tract herein described and located 50 ft. south of the center of the railroad tracks and 25 ft. at right angles form the center of the pavement of Hwy 219 (Rosser road); thence with the East right of way margin of Hwy 219 (Rosser Road) (50 ft. right of way) the following 3 courses:

The street address of the above-described property is believed to be 24113 Hwy 70 and Hwy 70, Huntingdon, Tennessee 38344, but such address is not part of the legal description of the property sold herein and in the event of any discrepancy, the legal description herein shall control.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. This property is subject to a Notice of State Tax Lien in favor of the State of Tennessee Department of Revenue, against Cachengo, Inc., 9575 Highway 22, Huntingdon, TN 38344-8151, dated May 11, 2026 and recorded May 18, 2026, in Lien Book 25, at Page 1, in the Register’s Office of Carroll County, Tennessee. Notice of said sale required by T.C.A. §67-1-1433(b)(1) to be given to the State of Tennessee has been timely given, and said sale will be subject to the right of the State of Tennessee to redeem such property, as provided in T.C.A. §67-1-1433(c)(1).
This property is subject to a Notice of State Tax Lien in favor of the State of Tennessee Department of Labor and Workforce Development, against Cachengo, Inc., 863 Country Club Rd, Paris, TN 38242-7614, dated April 9, 2026, and recorded April 24, 2026, in Lien Book 24, at Page 665, in the Register’s Office of Carroll County, Tennessee. Notice of said sale required by T.C.A. § 50-7-404 to be given to the State of Tennessee has been timely given, and said sale will be subject to the right of the State of Tennessee to redeem such property, as provided in T.C.A. § 50-7-404(i)(3)(A).
Title to said property is believed to be good, but the undersigned will sell as Substitute Trustee only and will assign to the purchaser all covenants of warranty contained in said Deed of Trust.
The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time. Said sale may be adjourned to another time or may be postponed to another date by public announcement at the appointed time of sale without readvertisement.
