NOTICE OF SUBSTITUTE

TRUSTEE'S SALE OF REAL ESTATE

WHEREAS, on the 7th day of October, 2021, by Deed of Trust recorded in the Register's Office of Carroll County, Tennessee, at Huntingdon, in Trust Deed Book 710, Page 624, ASHLEE MICHAEL YOUNG, conveyed the following described property in trust to W. KENT JONES, Trustee, to secure the payment of a Promissory Note in the original principal sum of One Hundred Sixty-Five Thousand and No/100 ($165,000.00) Dollars in favor of WANDA TOWNSEND; and

WHEREAS, WANDA TOWNSEND has appointed DWAYNE D. MADDOX, III, of Huntingdon, Carroll County, Tennessee, as Substitute Trustee, and DWAYNE D. MADDOX, III is hereby vested with all the rights, powers and privileges of the original Trustee named in said Deed of Trust.  Said Appointment of Substitute Trustee is recorded in Trust Deed Book 761, Page 463 in the Register’s Office of Carroll County, Tennessee; and

WHEREAS, said Deed of Trust provides that in the event of default of any of the conditions and/or covenants of said Deed of Trust, the entire indebtedness shall at the option of the holder and owner thereof become due and payable; and

WHEREAS, default has been made in the payment of the said indebtedness, and WANDA TOWNSEND has declared the entire unpaid balance due and payable, and the undersigned Substitute Trustee has been directed to foreclose the Deed of Trust in accordance with the terms thereof.  The public is hereby notified that the undersigned will sell the hereinafter described real property at public auction to the highest and best bidder for cash at the East Court House door of the Carroll County Courthouse at Huntingdon, Tennessee, at 10:01 a.m., Central Standard Time, on Friday, February 20, 2026, said property to be sold in bar of the equity of redemption, homestead, dower and curtsey and the statutory right of redemption and subject to the lien of property taxes and all special assessments against it.

The real estate to be sold is located in the 11th Civil District of Carroll County, Tennessee, and is more particularly described as follows:

TRACT NO. 1: BEGINNING at an iron pin on the south margin of Hwy 70, same being 32 feet from the corner of a bridge rail; thence South 43 degrees 15 minutes 17 seconds East, 108.00 feet to an iron pin; thence South 39 degrees 53 minutes 32 seconds West, a distance of 80.00 feet to an iron pin; thence North 53 degrees 53 minutes 00 seconds West, a distance of 108.00 feet to a corner on the south margin of Hwy 70, said corner being 117.30 feet Northeast of the corner of Sammy Edwards; thence North 40 degrees 12 minutes 00 seconds East, along the margin of Hwy 70 a distance of 100.00 feet to the point of beginning, containing 0.222 acre.

TRACT NO. 2: BEGINNING at a railroad spike on the southeast line of US 70 Hwy at Wanda Townsend’s northwest corner (DB 316, PG 740); thence South 53 degrees 53 minutes East, 108 feet along Billy Davidson’s north line (DB 325, PG 547) to a found iron pin; thence North 39 degrees 53 minutes 32 seconds East, 80 feet along Davidson’s west line to a found iron pin; thence North 43 degrees 15 minutes 17 seconds West, 108 feet along Davidson’s west line to a found iron pin on the southeast right-of-way line of US 70 Hwy; thence North 40 degrees 17 minutes 26 seconds East, 212.33 feet along US 70 Hwy to a point in center of Beaver Creek; thence along center of Beaver Creek and these bearings and distances:  South 31 degrees 01 minute 49 seconds East, 127.99 feet;  South 35 degrees 30 minutes 39 seconds East, 164.46 feet;  South 41 degrees 16 minutes 17 seconds East, 183.33 feet;  South 52 degrees 28 minutes 38 seconds East, 198.54 feet;  South 58 degrees 52 minutes 59 seconds East, 108.41 feet;  South 63 degrees 52 minutes 27 seconds East, 87.95 feet;  and South 72 degrees 35 minutes 22 seconds East, 129.48 feet to a point in center of Beaver Creek; thence South 39 degrees 50 minutes 19 seconds West, 341.43 feet, leaving creek and passing an iron post on bank of creek at 30 feet to a set iron pin on Hollingsworth’s west line; thence North 52 degrees 08 minutes 54 seconds West, 770.3 feet through Davidson to a set iron pin; thence North 46 degrees 04 minutes 55 seconds West, 201.8 feet through Davidson to a cotton spindle on southeast right-of-way line of US 70 Hwy; thence North 36 degrees 54 minutes East, 58.65 feet along US 70 Hwy right-of-way to the point of beginning, containing 6.42 acres, more or less.

Carrell, Tennessee Registered Land Surveyor, License No. 606-349, 1070 Main Street, McKenzie, Tennessee 38201, (731) 352-2087, on August 15, 2005.

This being the same property conveyed to Ashlee Michael Young by deed from Wanda Townsend dated October 7, 2021 and recorded in Deed Book 401, Page 099 in the Register’s Office of Carroll County, Tennessee. 

The street address of the property is believed to be 19230 West Main Street, Huntingdon, Tennessee 38344, but such address is not a part of the legal description and in the event of any discrepancy, said legal description herein shall control.

This is an attempt to collect a debt, and any information obtained will be used for that purpose. 

OTHER INTERESTED PARTIES: Department of the Treasury Internal Revenue Service, Federal Tax Lien against Ashlee M. Young dated October 5, 2023 and recorded in Lien Book 023, Page 314 in the Register’s Office of Carroll County, Tennessee.  Notice required by 26 U.S.C. §7425(b) has been timely given to the United States.  The Sale of the land described above will be subject to the right of the United States to redeem the land as provided for in 26 U.S.C. §7425 (d)(1).

Title to said property is believed to be good, but the undersigned will sell as Substitute Trustee only.

Notice has been sent to debtor’s last known residence this date via United States Certified Mail Return Receipt Requested.

A special meeting of the Huntingdon Beer Board has been called for 5:15 P.M., Tuesday, February 24, 2026, in the council room of the Huntingdon City Hall, 19810 Main Street East, Huntingdon, Tennessee.

The purpose of this called meeting is to consider an application filed by Tabitha Pierce, on behalf of CashSavers, 20150 Main Street East, Huntingdon, Tennessee, 38344, for a permit to sell beer at retail for on premise consumption, and to hold the required public hearing to receive input from concerned citizens, either oral or in writing, concerning the applicant and the application.

POSITION OPEN IN HOLLOW ROCK

PUBLIC WORKS DEPARTMENT

The Town of Hollow Rock is now accepting applications for a full-time position in the Public Works Department. Work hours are 7 a.m. to 3 p.m., Monday through Friday and may involve emergency calls after hours and weekends. Job duties include, but are not limited to heavy equipment operation dealing with water and streets maintenance, water leak repair, mowing season responsibilities, water treatment facility maintenance, as well as other duties to help maintain the integrity of the town.
