NOTICE OF SUCCESSOR TRUSTEE'S SALE

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Note dated November 13, 2020, and the Deed of Trust of even date, securing said Note recorded November 16, 2020 in Book 696, at Page 1122-1128, as Document #185335, in the Register's office for CARROLL County, Tennessee, executed by SETH GILLEY, conveying the certain property described therein to JAMES D. TRACY, STATE DIRECTOR, USDA, RURAL DEVELOPMENT, Trustee, for the benefit of THE UNITED STATES OF AMERICA ACTING THROUGH THE RURAL HOUSING SERVICE OR SUCCESSOR AGENCY, UNITED STATES DEPARTMENT OF AGRICULTURE, its successors and assigns and to MARINOSCI LAW GROUP, P.C., having been appointed as Successor Trustee by instrument of record March 24, 2026 in the Register's office for CARROLL County, Tennessee in Book 765, at Page 1160-1162, as Document #212998.

WHEREAS, the owner and holder of the Note has declared the entire indebtedness due and payable and demanded that the hereinafter described real property be advertised and sold in satisfaction of indebtedness and costs of foreclosure in accordance with the terms and provisions of the Note and Deed of Trust.

NOW, THEREFORE, notice is hereby given that an agent of Marinosci Law Group, P.C., as Successor Trustee, pursuant to the power, duty and authority vested in and conferred upon said Successor Trustee, by the Deed of Trust, will on May 12, 2026 at 12:00 PM at the Carroll County Courthouse, 99 Court Square, Huntingdon, TN 38344 offer for sale to the highest bidder for cash, and free from all legal, equitable and statutory rights of redemption, exemptions of homestead, rights by virtue of marriage, and all other exemptions of every kind, all of which have been waived in the Deed of Trust, certain real property located in Carroll County, Tennessee, described as follows:

The following described tract of land, lying and being situated in the 19th Civil District, Carroll County, State of Tennessee, more particularly described as follows:

BEINNING at an iron pin in the F. C. Coleman`s north line, this point being west and 350 feet from F. C. Coleman`s northeast corner; runs thence west for 300 feet to an iron pin and runs thence north 12 degrees 30 minutes east for 808 feet to a point in the center of black top road and runs thence south 65 degrees 45 minutes east along said road for 300 feet to a point; runs thence south 13 degrees 00 minutes west for 682 feet to the point of beginning, containing 4.98 acres.

Said sale shall be held subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; to any matter that an accurate survey of the premises might disclose; and subject to, but not limited to, the following parties who may claim an interest in the above-referenced property: SETH GILLEY, OCCUPANTS/TENANTS OF 2120 NEW ZION ROAD, MCKENZIE, TN 38201.

To the best of the Successor Trustee’s knowledge, information, and belief, there are no other Federal or State tax lien claimants or other claimants upon the subject property which would require notice pursuant to the terms and provision of T.C.A. § 35-5-104 or T.C.A. § 67-1-1433 or 26 U.S.C. § 7425.

The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time.  The Successor Trustee may postpone the above referenced sale from time to time as needed without further publication.  The Successor Trustee will announce the postponement on the date and at the time and location of the originally scheduled sale.

This is an attempt to collect a debt, and any information obtained will be utilized for that purpose.

INVITATION TO SUBMIT PROPOSAL

TOWN OF HUNTINGDON, TENNESSEE

The Town of Huntingdon is soliciting proposals for the collection and disposal of solid waste for the Town of Huntingdon, Tennessee.

All proposals must be signed, sealed, plainly marked with the phrase “SOLID WASTE COLLECTION PROPOSAL”, and delivered to the town recorder’s office not later than 10:00 A.M. (CDT), Tuesday, April 21, 2026, at which time they will be publicly opened and read aloud in the Council Room of the Huntingdon City Hall.  The outside of the bid envelope shall indicate contractor’s name, license number, expiration date thereof, and the license classification of the contractor.  A bid bond in the amount of $25,000.00 shall be submitted with each proposal.  Proof of insurance coverage and Performance Bond will be required by the successful bidder.  All contractors submitting a proposal shall be fully licensed with the State of Tennessee and proposal shall include disposal in approved “Sub-Title D” landfill at the expense of the contractor.

Contract documents may be obtained from the Department of Finance at the Huntingdon City Hall, 19810 Main Street East, Huntingdon, Tennessee.  Proposals must be made on the Proposal Forms and in accordance with Instructions to Bidders furnished by the Town of Huntingdon, Tennessee.

All proposals received will be publicly opened, examined, and submitted for approval to the Town Council at the meeting at 5:15 P.M., Tuesday, April 28, 2026.  The Town of Huntingdon reserves the right to reject any proposal for cause; to reject all proposals and invite new proposals and/or to accept what is in their opinion the lowest and best proposal.  The town council is the final arbiter of all questions concerning the proposals.
