Lake Planning Commission leaves zoning as is

Lake Planning Commission members decided not to move zoned L-2 areas into the L-3 zoning area near the Carroll County 1,000 Acre Recreational Lake during the Jan. 18 meeting.

During the September 2022 County Commission meeting, zoning amendments were adopted to create the L-3 (Lake Agricultural Residential) district and rezone two large areas to the new L-3 zoning designation at the Lake. A few county commissioners requested that the PlanningCommission begin looking into the possibility of zoning all of the area currently zoned L-2 to the L-3 zoning designation.

Community Planner Donny Bunton explained the areas which were chosen to be rezoned to L-3 were an area at the northeastern corner of the Planned Growth Area (PGA) which connects the PGA with the Town of Huntingdon’s Urban Growth Area and an area north of Highway 70, comprised of properties proposed for the developer Al Jackson’s Venues on Broadway Development. The L-3 district permits all land uses except salvage yards and adult businesses. Further, there are no minimum lot requirements specified in L-3 Districts.

The L-2 District currently comprises all properties (within the PGA) which are outside the watershed area of the Lake, but, are not zoned L-3. The L-2 District does feature specific land uses which are permitted and some minimum lot requirements, but the regulations are less restrictive than those in place for the two zoning district (L-1 & L-1A) which comprise the watershed area of the Lake.

“The L-3 zone was created due to erosion when zones L-1 and L-2 were created,” said Lake Planning Commission member Tony Tucker.

 Lake Planning Commission member John Austin said he was of the opinion that everything should be left as is.

Bunton said the L-2 zone was to create a buffer.
